Pricing
Is Starter really free?
Yes. Starter has no monthly fee. Launch your booking website for free with a limited-time 2.5% commission on confirmed bookings received through your website — and that commission comes back as RZ Credits (1 credit = ₹1) for App Store add-ons or plan purchases.
Are plan fees per property?
Quotes depend on what you run. Vacation rentals are priced per unit in the calculator. Hotels are flat per property for the first 15 rooms; each room after that adds ₹100/mo to channel manager (and ₹50/mo to reputation if selected). Agencies and multi-property portfolios still get a custom quote via the form.
I have multiple properties or run an agency — how does pricing work?
Yes. You can run multiple properties under one brand with a single booking website link. Use the calculator for a single stay. If you handle 20+ keys or units, or run an agency portfolio, switch to “Agencies & multi-property” and Get a Quote in the form.
Share your property detailsDo large hotels, resorts, and lodges pay the same prices?
No. Use the calculator on this page: vacation rentals and hotels are quoted differently. Starter has no plan fee. Very large or complex properties can still need a custom quote — Get a Quote in the form and we will reach out.
Do I need a payment gateway to start?
No. Starter does not require payment gateway registration. You can launch, take booking requests, and manage reservations without setting up your own gateway.
Can I use my own domain?
Custom domain and your own payment gateway are available on Pro and Elite. Ask for a price via Get a Quote — it is quoted per property, not listed as a fixed fee on this page.
Does commission reduce on paid plans?
Starter includes a limited-time 2.5% commission on confirmed bookings received through your website. Growth includes 1.5%. Pro and Elite have no commission on the booking engine. Payment gateway charges, if applicable, are separate.
Is the commission charged on OTA bookings too, or only direct bookings?
Only on your booking engine. Commission applies to bookings through your Rukiye Zara website according to your plan — not on Airbnb, Booking.com, Agoda, MakeMyTrip, or other OTA bookings.
What are RZ Credits?
On Starter and Growth, the commission you pay on bookings through your own website comes back as RZ Credits — 1 credit = ₹1. Redeem them in the Rukiye Zara ecosystem for App Store add-ons or plan purchases. Pro and Elite do not earn credits (they have no website commission).
Why is hotel pricing different from homestay pricing?
Running a hotel costs more than a vacation rental. API fees and provider charges are also higher, so hotel quotes in the calculator are different from vacation-rental / homestay quotes.
Channels
What is the channel manager platform restriction?
Growth connects four booking sites by default: Airbnb, Agoda, Booking.com, and Go-MMT (MakeMyTrip and Goibibo). Those four are connected for you. If you need more platforms, move up to Pro, or add extra channels for ₹69 each per month. Vacation rentals include 4 channels on Growth, 6 on Pro, and 10 on Elite. Hotels include 6 on Growth and 10 on Pro and Elite.
What are rate plans, and is there a limit?
A rate plan is a different price for the same room or unit, based on what is included and how flexible the booking is. One room type can have a rate with breakfast, a rate with lunch and dinner, and a cheaper non-refundable rate — guests choose the option that suits them, while you keep one inventory. Each room type or unit can have up to 10 rate plans, and you can map those plans across your connected OTAs so the same offering stays in sync on every channel.
Which OTAs can I connect with the channel manager?
As many as you want — ask us if you need more. Manage listings from one place. Your plan already includes a set number of channels; request extras and we enable them. Popular ones like Airbnb, Agoda, MakeMyTrip, Goibibo, and Booking.com can be connected in one go. Growth starts with Airbnb, Agoda, Booking.com, and Go-MMT.
My property sells room only and room with breakfast — can that be set up?
Yes. Create multiple rate plans in the dashboard — for example room only and room with breakfast — and map them to matching plans on Agoda, MakeMyTrip, Booking.com, and other connected OTAs.
Can I keep my Airbnb and Booking.com listings?
Yes — no need to take them down. This system helps you manage everything in one place, not remove you from other platforms. Keep the flexibility and open better revenue opportunities for your property.
Do I need to list on Airbnb or Booking.com to use Rukiye Zara?
No. Rukiye Zara works well for hosts who only take direct bookings and walk-ins. Your free stay website helps you market and get guests without needing OTAs.
Will this prevent double booking?
Yes. On Starter you use a delayed sync model (iCal) — it works, but there can be delays and more complexity at busy times. On Growth and above, the channel manager keeps inventory in sync so you can avoid double bookings across your channels.
Is Starter the best plan for OTA integration?
Starter is not real-time and is not the most advanced integration — iCal sync can have a short delay at peak times. But to get started with your own live booking website, it is the best option. Once you have enough booking revenue and guests are booking through your site, explore Growth, Pro, and Elite — they include a channel manager that is more real-time and prevents double bookings in a much better way.
Why can't I just use iCal?
iCal is a reasonable starting point — it syncs basic availability but that is where it stops. It gives you no guest data, no booking details, and no rate control. It also has a sync delay, which means the same room can get booked twice before calendars update across platforms. A channel manager updates in real time, manages rates centrally, and tells you exactly who booked and from where. iCal is for getting started. Paid plans are for growing.

Do I need a website or technical skills to start?
No. Setup is self-serve, and you can import an existing Airbnb listing to get going without building a site from scratch.
What does the WhatsApp automation do?
It handles post-booking messages only: confirmations, collecting guest details, and pre-arrival messages. Set up your templates once and it is done — no chasing a last-minute reservation at 10pm; it follows up automatically.
How does GST reporting work?
On Pro and Elite, one page shows taxable income at 5%, taxable income at 18%, and total tax payable — designed for Indian stays by people who have filed these returns themselves.
Can I manage everything from my phone?
Yes. From first onboarding and listing creation through everyday operations, the mobile app covers the stay: reservations, rates and availability, discounts, calendars, guest details, reviews, earnings, team members, and check-in. You do not need a desktop to run the property.
Can my team use it?
Yes. Managers, caretakers, and co-hosts can all sign up and use the system with the permissions you give them. If you do not want a caretaker to see earnings, remove that permission — they can still handle check-in, check-out, and keep the cleaning schedule on time. You can add more permissions and restrictions once your team is set up.
Is it suitable for professional property managers?
Yes. Run multiple properties from a single dashboard with full control over insights and data. Add team members, bulk-update pricing, share earnings and records with owners, and see daily check-ins, check-outs, and detailed insights.
Is there a mobile app?

How do guest payments reach me, and how fast?
If you use our payment gateway, every checkout settles and the payment lands in your account the next day. If you use your own payment gateway (Pro and Elite), set payout timing through your gateway team or dashboard.
Who owns my guest data?
Your guests stay yours. The platform is built to DPDP Act standards.
Are IDs safe in digital check-in?
Yes. Guest IDs are stored with Amazon encryption, and guests can upload them safely. We follow data privacy and protection guidelines end to end.
Is Rukiye Zara an OTA? Will my property be listed on your stays site?
Rukiye Zara is the software you run your stay on — not an OTA you must sell through. Our curated stays site is separate: only a few boutique-style properties make the mark, with unique value, space, strong ratings, and an active host or property manager among the things we check before onboarding. That side typically charges 12–15%. You can use our software systems with no listing requirement and no restriction either way.
What makes Rukiye Zara different from other channel managers and PMS software?
If you already use Airbnb, Agoda, or Booking.com, the screens feel familiar — no weeks of training to switch. The booking engine is built for guest trust so more of them complete the booking. Can I upgrade, downgrade or cancel anytime? Is there annual billing?
Yes — billing is flexible. You can upgrade, downgrade, or cancel, and you can pay monthly, quarterly, or yearly. Annual billing is available. If you change or stop, finish the current period first; the next cycle then follows your new choice.
What is the cancellation policy?
You can pay monthly, quarterly, or yearly — whichever suits you. If the plan is not the right fit, you can simply choose not to continue when the current period ends. We take feedback seriously. If something went seriously wrong on our side, we review courtesy refunds, and our founders are always a text away.
Are there courtesy refunds?
Yes — if something went completely wrong on our end, we will review the situation and process a refund within 7 working days.
